We do our best, with your input, to give you a realistic cost before diving into a project. Many additional factors can play a role, including the materials and selections you make, the extent of the construction needing to be done, and the complexity of the project.   • We work throughout the central Lower Mainland:

    White Rock, South Surrey, Surrey, Langley, North Delta

    Burnaby, Coquitlam, Port Moody, Port Coquitlam and New Westminster

  • Not absolutely necessary, but we find that projects with an interior designer are much more efficient, and less stressful for our clients (you don’t have to worry about how it will all turn out) We will also be able to provide more detailed estimates and more cost certainty.

  • We have handful of fabulous interior designers and architects we have worked closely with and can recommend based on your unique situation.

  • You will need permits with any changes to the layout, removing walls, adding or enlarging windows, structural work, as well as any changes for electrical, plumbing or gas. We will arrange any necessary permits for your renovation.

  • We have a combination of team members and employees to complete the general site work and much of the carpentry. We have a wide network of trusted trade partners (subtrades/subcontractors) for all other speciality work such as electrical, plumbing, roofing, drywall, painting, countertops, etc

  • Yes, yes and yes – we carry licences for each municipality that we work in, we carry $5 million commercial general liability insurance and have had continuous coverage with Worksafe BC since 2011

  • We provide a 2 year warranty on labour and materials, provided the home is properly maintained. We also provide 5 year warranty on the building envelope (water penetration) and 10 year warranty on the structure.

  • Yes, for anything purchased through SM Caissie Construction we pass on our trade discounts and then apply our O&M, this allows us to offer a warranty on the products that are installed in your home.

  • We actually find a hybrid pricing structure works best for our clients, this way you benefit from the best of both types of pricing. For the items of the project with cost certainty, we price those items as a fixed price when we are able to obtain solid quotes from subcontractors and suppliers. The other portions of the work where design and details haven’t been specified or are not practical to obtain quotes are billed as time & material. With time & material pricing we can provide you with the best price in this case without having to overcharge in a fixed price scenario because of unknowns.

This was our biggest renovation, it included new hardwood floors throughout, 3 bathrooms, fireplace, doors, trim...everything but the kitchen sink, the kitchen was done 6yrs previous. He completed within budget for both time and cost. I can't say enough about his crew and sub-trades, all very polite, courteous and most importantly, on time. They were in Monday to Friday, first thing at 8am and didn't leave until 5pm, sometimes later. Sean quite often came on Saturdays to prep for the coming week. Who does that?
