How much does a kitchen renovation cost in 2024?

  • It depends, prices can vary from $55,000 on the lower end to $125,000+ for an extensive custom kitchen renovation

    • There are many variables that will influence the price, depending on your choice of materials, finishes and the total amount of work involved, there can be a wide range of costs.

    • The size of the kitchen and the extent of the work will be a big factor in the price range.

    • You may choose to expand the work to include adjacent areas like your dining area and living room in conjunction with the kitchen renovation.

    • Other significant price factors will be any layout changes to the kitchen, moving the sink from one side to the other or structural work such as removing walls to a dining area or living room, opening up or moving a door to a patio or deck, or moving a window so you can see your kids and the whole back yard from your vantage point in the kitchen or dining room.

    • they will get to know you and your ‘must haves’ so they can create a design and style that you’ll love, and deliver the elements that are most important to you.

    • This could be for cabinets and countertops only, or they can design the entire space and new floorplan - providing options for all the fixtures, sinks, faucets, lights, flooring, tile, engineered hardwood, all the way to furnishings, décor and sometimes the most important element – paint colours!

    • the value of a great design process really takes the stress away from planning your renovation, you won’t have to worry if the cabinets will clash with the paint colour or flooring and you don’t have to visit countless showrooms to look at hundreds of samples that all end up blurring together.

    • A comprehensive design may cost a bit more but it we save you time and stress

    • however if you enjoy shopping for different fixtures, and materials or if you already have a design and cabinet plans in the works we can get going on the next steps to get your renovation in action.

  • Project management

    • We’ll work with everyone involved on your project to bring it all together, collaborating with the design, structural engineer if required, drawings for building permits, cabinet layout and appliances, identifying potential challenges and problem solving, to make sure everything is just right.

    • We’ll plan everything out, material deliveries, access to the site, coordinating with all the different trades, city officials, permits and inspections and making sure everything happens at the right time to avoid unnecessary delays.

    • The size and scope of your kitchen renovation will greatly influence the project management portion of the cost, whether it's relatively straight forward with no significant layout changes or a complex renovation with extensive changes and structural work.

    • The total duration of time for the renovation will affect the costs as well, depending on how much time our team needs to devote to your project to make it all go smoothly.

  • Custom Kitchen cabinets and millwork: $30,000 at the low end, to $50,000+ for all the bells and whistles at the high end

    • Crown moulding, glass display cabinets with back lighting

    • pantry cabinets with adjustable pull out shelves

    • spice racks, and custom drawer inserts for all your utensils, the perfect vertical dividers for large trays, cutting boards and cookie sheets. Cook ware and serving trays perfectly stored and easy to access (without all the clanging and banging that might wake up your kids when you’re digging for just the right serving plate for late night snacks for your dinner guests)

    • You may have space for a dedicated wet bar area, with a built-in wine cooler

    • Custom cabinet doors for your appliances, dishwasher, fridge, maybe even a second dishwasher drawer for the island or bar area

  • Countertops and backsplash: $7,500 to start or $15,000+ on the high end

    • many to choose from, fabricated quartz – with different offerings from each manufacturer, or perhaps you’ve found just the right natural granite slab for your counters

    • Do you want a ‘waterfall’ countertop for the island so the countertop flows seamlessly to the floor?

    • The quality and skill of the fabricators makes a big difference too, offering beautifully polished edges and seams that are nearly invisible

    • Also consider the backsplash, this could be the same countertop material or maybe a showstopper with elaborate veining

    • A tile backsplash can be an equally striking design feature or you can go simple and neutral and let the rest of the kitchen do the talking

  • Appliance package: safe to start with $7,000 and this can easily grow to $20,000 or more for premium packages

    • Good, better or best, to top of the line, counter depth fridges, multiple ovens, built in coffee/espresso machine with all the features you want, or maybe the newest smart appliances with connectivity

    • the associated installation costs will play a factor as well, some appliances will require specialized installers

  • Now for the construction aspect – lots of variables here:

    • Site prep, floor protection, dust mitigation, cleanup and disposal throughout the project

    • Removal and deconstruction of the existing space – is it just a re’ & re’ (remove and replace) or is it a complete gut and removing walls, is there exterior work with windows and doors?

    • Framing work – with no layout changes there might be just a little back framing to make sure everything is straight and plumb.

    • If there are major changes - removing walls, adding beams to open up the space, moving doorways and windows – this can add considerable cost

    • Plumbing – just adding a water line to your new fridge? or if we’re completely changing the layout, moving the sink, adding a second sink in the island, gas work for your cooktop or stove, with accompanying permit fees and inspections

    • Electrical – new kitchens often require additional power

    • new circuits will have to be run back to your electrical panel, you’ll want to update the lighting throughout the kitchen so you can set the perfect mood and ambiance. This may include adding light fixtures over the island and undercabinet lighting for task lighting and to make everything look spectacular in the evening – electrical alterations will also have permit fees and inspections

    • Drywall and painting - again the extent of the work is going to dictate the costs, sometimes we will only need to remove a portion of the drywall for basic kitchen renovations, but often on larger renovations we will be completely removing the drywall for all the structural changes and to gain access to all the electrical and plumbing, also if you have any textured ceilings that you want flat this is the time to do it

    • The extent of floor repair and any leveling required will contribute to the costs. Tile installation costs are considerably more than hardwood or laminate installs. Floor tile install can take up to a week versus engineered hardwood which typically takes one or two days.

    • after the cabinet install, there is often additional millwork or trim, you may have built-ins for a dinning room or fireplace in an adjacent living room.

    • The prices of the actual fixtures and finishes you choose can substantially swing the price of your kitchen renovation as well, along with associated installation costs – flooring, tile, sinks and faucets, simple light fixtures or elaborate fixtures with extensive assembly required
