HOW MUCH DOES A RENOVATION COST IN 2024?

Each project is truly unique and we provide individual estimates based on the vision and expectations you share with us during our initial consultation call. We will start off with a proposed price range based on the initial plan and design, the more details you have the more accurate the price. Once permit drawings and interior design specifications are completed we are able to narrow down the cost of your renovation.

Many factors will drive the price up or down, including the materials and selections you make, the extent of the construction required, and the complexity of the project.

FAQs

  • What areas does Caissie Construction serve?
    We work throughout the central Lower Mainland: White Rock, South Surrey, Surrey, Langley, North Delta, Burnaby, Coquitlam, Port Moody, Port Coquitlam and New Westminster
  • Do I need an interior designer?
    Not absolutely necessary, but we find that projects with an interior designer are much more efficient, and less stressful for our clients (you don’t have to worry about how it will all turn out) We will also be able to provide more detailed estimates and more cost certainty.
  • What if I don’t have a design or an architect?
    We have handful of fabulous interior designers and architects we have worked closely with and can recommend based on your unique situation.
  • Do we need permits?
    You will need permits with any changes to the layout, removing walls, adding or enlarging windows, structural work, as well as any changes for electrical, plumbing or gas. We will arrange any necessary permits for your renovation.
  • Who will be working on our house?
    We have a combination of team members and employees to complete the general site work and much of the carpentry. We have a wide network of trusted trade partners (subtrades/subcontractors) for all other speciality work such as electrical, plumbing, roofing, drywall, painting, countertops, etc
  • Are you licensed, insured and have Worksafe BC coverage?
    Yes, yes and yes – we carry licences for each municipality that we work in, we carry $5 million commercial general liability insurance and have had continuous coverage with Worksafe BC since 2011
  • What kind of warranty do you provide?
    We provide a 2 year warranty on labour and materials, provided the home is properly maintained. We also provide 5 year warranty on the building envelope (water penetration) and 10 year warranty on the structure.
  • Can we use your contractor discounts to purchase materials?
    Yes, for anything purchased through SM Caissie Construction we pass on our trade discounts and then apply our O&M, this allows us to offer a warranty on the products that are installed in your home.
  • Do you offer fixed price contract or cost plus/time & material?
    We actually find a hybrid pricing structure works best for our clients, this way you benefit from the best of both types of pricing. For the items of the project with cost certainty, we price those items as a fixed price when we are able to obtain solid quotes from subcontractors and suppliers. The other portions of the work where design and details haven’t been specified or are not practical to obtain quotes are billed as time & material. With time & material pricing we can provide you with the best price in this case without having to overcharge in a fixed price scenario because of unknowns.
